Speculation is betting on big drastic turnarounds, this is just a bet that the current trends continue, which they usually do.I don't know LA like I know the Bay Area, is there anything here shaded dark (indicating unusually high income growth) that "everyone knows" is a "rough area"?

Values are more than10x what I paid and the uprise is only starting.So, while I wouldn't have bought those houses just to get the good cash return in rents and be a landlord forever, I speculated on the development, while I made good rent returns.

You can then finance your down payment.You can use a Partitioned Note (which I have mentioned before, but no one seems to be catching on to) where one note is made in several parts of principal that can use different amortizations so that you make contributions to principal in the earlier periods....legal in all 50 states.You can structure the same thing in any installment agreements as well, Sub-2, Contract For Deeds or L/Os, as such may be allowed in your area.Without knowing what a specific deal might be, speculation would just get wild and crazy.
