I currently have these homes in my personal name, but have been debating whether or not to create an LLC for these rentals.I am in no rush to do this, and I have heard the argument both ways on leaving them in my personal name vs forming an entity, so I am looking for any advice the community may have.

However I would not fund a deal based on a rezone unless it was a screaming deal and it could be sold as is for the current use so we did not lose money.

By 2023 I started working with other investors that were what I would call "Detroit curious".

Pompano FL ,AT least quadrupled in price over the last 10 years Cincinatti great returns over 10 years, Indy Great returns and still doing well, Akron Cleveland, Tripled, quadrupled or more on value on top of 25-30% NET incomeWe were told we were crazy 10+ years ago, from the internet, well how wrong were all the experts :) Amazon now has 2 mill sq ft, Sherwin Willams built a massive 30 story new headquarters in the middle of the city, new Hotels, massive infrastructure and so so much more.

I've not heard of this happening so I'd love to hear the details.

So essentially as an OOS investor I'm stuck as far as registering goes at the moment. 

In one of the cases the owners died, so we are having to find all heirs and gathering death certificates to show that the heirs are the people that can sign on the property.   

You can obtain lists of homeowners from various sources (like public records or lead generation services) and then make calls to inquire if they’re considering selling their property.
