Post some pics if you can to allow people to see the condition of the house, and other remodelers may be able to give you more detailed insight. 

I will most definitely be posting pics once 100% complete and then more once it is staged!

I did a quick scan of the MLS just now and I see a lot of 4-plex properties that according to the posted financials are running $2,000-$2,800 for their property insurance.Hope this helps!

As I daily scan some of the posts on here I come away usually with the thought most of the posts are seen thru "rose colored glasses' .

I scan listings everyday.

Go with her and set that thermostat to 75 take a pic of the original temp.

yes, there's a magistrate in town that points all tenants to free legal aid which is just a few doors down from small claims (it's all in the same courthouse) ..they immediately appeal their lost eviction case and counter sue for some BS..normally they punch holes in the wall, scrap the oven and fridge at the metal yard, etc and then take pics of this "damage"...that's why it's good to have proof of move in photos, signed check in sheet listing damages, etc.
