If I were in your shoes I would do everything possible to 1) save a emergency fund by living as frugal as possible 2) Save up and purchase a car- If transportation is a need then purchase something cheap and reliable 3) save for a house down payment.

The best solution would have been to address this when the joint venture operating agreement was drafted.

To be honest, I believe there will be a number of foreclosures in the fall due to the economy and lenders providing forbearance solutions, which only delayed the payments.  

First, you sure have thought out some options...and finding the most cost effective solution is always best. 

I feel like real estate is more reliable and we have more control.
