How should I vet the prospective ones who reach out?

I will definitely reach out to my insurance broker and discuss next steps.

However, from personal experience I would reach out to the HUD section 8 department to give them a heads up about the sale of the property. they will send you a packet to fill out but can't be completed until the new tenant has signed the lease or the current one is transferred into your name.

@Taylor BauerI also agree that the 1% rule means nothing in todays market as a metric for a good deal.

The key to me was to create a "calendar" with all of my available slots, look at who is going that I would conceivably work with, and then reach out to them to schedule a chat prior to leaving for the conference.

Personally, I'd reach out to a local attorney or cpa that specializes in RE for guidance.
