I like the idea of KC since it's still in Missouri where I have friends and family, and the city seems to be growing rapidly with young folks moving in. 

Their training seemed really well designed for rapid growth of full time agents.

Rapidly gentrifying? 

Pittsburgh is growing quite rapidly.

Given the rapid rental appreciation, my year 1 5%-6% COC quickly became 10% COC (or more) by years 3 or 4.

I lived here most of my life and I know that the population is growing at a rapid pace and the houses around here are appreciating like crazy ( My house rose from about $250,000 - $330,000 since 2011 ) and new businesses and restaurants are being built every minute.

It was a great buy, and allowed me to rapidly expand my portfolio. 

The great Li Ka-Shing stated (not verbatim): "... when people are thinking of rapid expansion, you should be thinking of stability. 

I have a lot that I bought at auction for $8400 on the outskirts of a rapidly gentrifying neighborhoods.

I also believe that speculation is a valid business model and IF the market starts rapidly appreciating (I don't think that will happen for a long time), appreciation could make many people rich.
