I like that approach - not just cause saves thousands every month - but saves time wasted with tire-kickers - and - when you remove the "random" element and focus on generating a hotter list - you are ensuring to get the hotter leads (as opposed to subset of 10,000 - that is ends up missing 1,000 or 2,000 of real motivation - because of an arbitrary date or equity cut-off).In any case, if DMM isn't working out, definitely consider branching out to cold calls and a website.

I'd definitely buy a property inspection report (assuming it was done by a licensed professional as opposed to some random person) for $50-$100!

In my opinion, the best OOS market is not one you randomly pick in Iowa or Ohio or Florida, but one you have strong ties to (school, family, friends, lived there previously, etc.)

I contributed almost 10% for 6-7 years at the advice of a random person (yikes!).  

I funded 4 separate turn key operators form 04 to 08 when the world came crashing down on everyone.. why was I in MS when I my company was in Oregon, because one the returns were stellar and I just by random happened upon the market ...

that info then gets sent to the title company.I do find it discouraging that floating liens can be pushed out there and random people who happen to have the same name, but I don't see that changing anytime soon.
