Hi there, I am looking at purchasing my first rental property and have narrowed it down to Ohio or Indiana.

I am excited that I am finally preparing to purchase my first investment property!

JAX:   Built 4 townhouses (built a 4plex of townhouses so we don't share roof, etc. with other owners); 1 SF; then acquired 3 SFs from another investor during COVID.   

Current State: Knowing the neighborhood(s) we target, and having driven them (regularly) I have a pretty decent list of "looks distressed" properties.

I, along with my partners, have formed an LLC and bought our first investment property here in Florida. 

It has been a couple days and have not seen an answer.If you own a rental property and you have a signed lease at the minimum of 1+ year, does that rental property mortgage (traditional investment loan) still count against your DTI?

DSCR Loans can finance property types that conventional loans cannot (non-warrantable condos, condotels, unique properties or mixed use properties...)Jay was going to say those things as other Ifs i am pretty sure!
