Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

The tenant could have stopped paying, moved in a dozen of their friends into the unit each with their own pet, started growing pot on the property and you could not have evicted them (by law passed by the board of supervisors, so county wide). 

We currently pay $1,450 plus pet rent.

-Furnished rentals are a must, lots of travel nurses bring their pet as well.

It is not that different than charging pet rent/deposit, in my opinion.

Dear All, I would like your input on dealing with late rent payments and pet fees/deposit. 

Same thing for any unapproved pets found on the property.
