If the latter, give her notice, if the former-hopefully your lease has a clause about allowing people in to repair things (with notice) and that they (tenant and repair person) need to be respectful.

it was vicious.what I liked coming out of this was so many that were bought with cash those folks don't lose houses.. and if someone is buying in this model I personally feel they need at least 10 to 15k in reserves on a hand to sustain a bad tenant run. the negative cash flow folks were CA NV AZ FLA ..

I personally would start with family members and ask if they would sign a promissory note with simple interest so that you can take that loan and invest in buy/holds.
