First post.I own a plot of land in Boston that was considered "unbuildable" due to zoning constraints, but after a long appeals process I have a permit in hand for building a 3-family.

With an extra 1100 a month I can pay these BOTH of in 15 years OR... would it be better to pay off the duplex first with the extra 1,100 a month and then snow ball it into the 4 plex?

What should a buyer pay extra attention for this type of purchase?

Don’t run from it, negotiate the issue and it may make you some extra cash if it’s not as bad as you plan.

Make sure you check with your local laws on what requires permits etc, in my area permits aren't required for roofing unless you have to remove more than 25% of the sheathing.

I didn't realize I needed to get a permit from the town. 

Will it be life changing probably not but it will definitely help you save faster, give you extra discretionary spending and if you occupy it while renting out the other half (2 family situation) can give you a HUGE advantage allowing your tenant to pay 1/2 or even 3/4 of your mortgage payment (this is how I got started) over time this can really snowball into something big if you are diligent, patient and choose to keep going...regards,Chris
