I've spoken to few investors who have made tens of properties using it.

I am under the impression that 401K monies has to be moved to an IRA account in order to invest in RE. 

In the end we both made money. 

But there were 2 things that made me wonder if it would work:- Lot might be too small.

So rent controlled units could see rent increases on the order of $200/month average (average apartment rent in San Diego is ~$2250). 

What made you interested in investing in this type of deal?

If so, reach out to them and ask about the experience You have made a very interesting point on house hacking that I never thought about; have land with essentially another house on or beside it.

If you got an attorney to evict in Jan and they failed to tell you to get a cashier's check or money order and wait for it to clear before dropping anything, then your attorney sucks.Real estate is a marathon, not a sprint. 

@Susan Authement interesting i live in both MI and AZ now -  i am not a cpa or attorney but likey you do not want your primary home in an LLC - AND depending on how  much you have made on your AZ home you might want to consider your tax free gain if you have lived there 2 years or more. 

My concern is, is this the correct path i should take in order to reach my goal of 100k a month in cash flow by 30?
