OK, my system might sound nuts but it is essentially a key organizer hanging in my garage, with all the properties labeled.

Just didn't want to see you get frustrated and quit like so many do if their initial effort doesn't produce immediate fruit.

We got to where we screened them pretty well as of a year ago...perhaps too much....but I don't want to deal with the nuts anymore.

The real estate covered my monthly nut but really wasn't making me rich.

Getting the same property for $60k, and using the *same* down payment, knocks that monthly nut down to $280~ish.

Also, our grocery expenses are below what the USDA lists for a thrifty couple- I cook every meal and we eat a lot of fruits and vegetables.Our car expenses are just gas, insurance, and regular maintenance; plus, some recent and expensive repairs.
