I literally just went through this process last week trying to secure a builder's risk policy for a deal I'm working on.

I am hoping in the next 6-8 months I will have the main property I want under wraps and start going though the real life learning process. 

Giving you a follow.My wife and I are looking to have a similar portfolio in the next few years.Currently in the process of securing our next investment property.We are actually looking to invest heavily in the LTR market in the area.

The benefits of the 401k, however, are mostly focused on higher contributions, which must come from the income of the business that is sponsoring the plan, so if you are selling $1500 on eBay, is it really worth going through the process of establishing and administering a Solo 401k?  

I would recommend screening the tenants pretty well as I'm currently going through my first eviction process.

Yet, being a core team of 1 person, I found myself swamped with projects and not enough bandwith to process my projects efficiently.

Then repeat the process?

My first step is going be becoming a real estate agent and I am currently researching the process and pros and cons of becoming a real estate agent.
