If she leaves and you are out any money make sure you take her to small claims, you will most likely win but may have issues collecting. 

If there will not be probate, at least ask to see the will to see that the one you are dealing with even has a claim and is the executor of the will.  

My guess is this is workforce type housing, not flight attendants, or pilots or medical workers....but I have no idea in todays world.Also check heavily foundation performance. 

If the renter/buyer defaults, it may be difficult to get him evicted since he may have an equitable interest claim.

Maybe Bowling Green has a medical community tied to the University which would provide short term guests doing internships or visiting professors. 

I keep getting spam from The Loan Guys, where they claim they don't look at your income and only at the performance of the property.

The tenant actually claimed to be the owner and actually listed the home he was renting from her, through an agent.
