A DSCR loan allows investors to qualify for real estate financing based on the property’s rental income, not their personal income.

Of course, you might want to consider the possibility that there is a real legal reason why they don't want anything to do with the problem, like they didn't actually have the right to give you a deed.

Keep in mind, though, it will require significantly more time and effort but offers the potential for higher rewards through forced appreciation.If you aren't wanting to be as hands on with your real estate and want to approach it more as a side hustle while you focus on your career, the turn key option may be better.
