But we quickly became cash only buyers, concentrating on a niche in arms length contract-for-deeds, lease-to-owns & holding seller financing etc.Life is good but I do miss HOME !!!

If 90% of your applicants are not qualified then make your application requirements clearer (# of references, minimum income, length of employment history, etc.)If you are truly getting 20-25 well qualified tenants then increase your rent by 10-20%

You don't pay for this, this is on them.Length of Policy - lots of Builder's Risk (BR) policies are 6 months in length.  

Then you go across the ceiling at different points along its length.

Interesting @Tom Casey so it's basically a small window that you can rent it out for the entire length of ownership. 

As to the garages, have you considered the tandem garages where they are single car wide, but double length?

Your only obligation to your current tenant is for the length of their current lease.  

Can it go full length along the side behind where you show your parking?
