In terms of rental rates how much should that factor in terms of my decision in targeting a certain part of Atlanta?

I bought a duplex and an SFR (within 2 months span) and I truly got lucky with these in terms of pricing and timing.  

I've personally always used someone else as my agents do so many rentals, it's all they really know in terms of buyers as they only work with investors and tenants, so we pick an listing agent based on the needs of the property.

On the other hand, the rental business seems to be the space in which I am most successful, so future endeavors will most likely be focused in that arena.My follow up question: how did you overcome your first setback in terms of not letting your disappointment affect other areas of your life?

HomeStyle has very specific guidelines in terms of who is actually working on site and what the rehab is for. 

Wholesaling is where most new investors start as the cost to get started in terms of cash can be low.

,If the seller refuses, I'm prepared to move forward with the purchase since like I stated in my previous post, the property is in a area on the upswing in terms of economic growth and real estate development.

And can you assign a contact rate in terms of % for the ones that you have tried?

What are you looking at in terms of down payment on this duplex or triplex? 

Pretty flexible in terms of location - Peninsula, San Jose, Sunnyvale, Fremont, Walnut creek.
