So in my opinion, it's important to also have some real estate in your portfolio.

It’s important to do your homework and understand what you’re getting into.

The most important thing is to apply it. ..And the Good News- it's not Rocket Science.

But honestly, this sounds very very convoluted to me.The most important question I have is who has decision authority?

As many of you probably know (and I just learned), proof of a consistent flow of income from the same employer for 2+ years is extremely important when it comes to receiving a loan (regardless of my excellent credit score and lack of debt). 

Worst case, you spend $400 and avoid a disaster; best case, you spend $400 and come up with some stuff that's not too important but that you can use to beat down the price.

As a wholesaler its important to get good at estimating rehabs and taking a full set of interior and exterior pictures along with notes. 

There are many subjects that aren’t taught in school that are very important to life.

Good luck -getting in the game is important so don’t get paralysis by analysis. 

If you made money on your first deal, that's a bonus... but the most important aspect is acquired knowledge.
