Aloha,On one hand, getting 14 years out of any appliance is unusual these days, I would recommend to my Client to simply replace it.On the other hand, it COULD be something simple, like the power cord chewed through or getting pulled loose from its terminals (not the plug end, the connection at the equipment).

That said, there are some additional deductions that can be had just by running a business flipping houses:- Deduct any educational tools- Deduct any real tools- Deduct mileage on your car for work travel- Deduct home office (if you have a dedicated one)- Deduct health-related expenses, including insurance premiums (there are limitations)- Deduct equipment that you use in your home officeI'm sure I'm missing dozens of good deductions that you're afforded just by running a business -- though few (if any) are going to be specific to flipping houses.
