It is in human nature to not wanting to believe in unpleasant outlooks - take the 2007 crash.

So, that means they start with a smaller deal then as they gain experience and capital, scale up.As to how soon they can do that, it depends on their situation, goals and existing resources.The human tendency is to stay at a level that you're comfortable with.

Though I do believe us humans are having an adverse effect on the global climate I don't think it's going to cause a mass migration of people to move north anytime soon like 10 or 15 years, maybe 50 years down the road if some of those extreme climate model forecasts end up true and society sits and does nothing to improve the situation from now to then. 

Ideally, we'd all simply make profits by improving the use of real estate, but humans are such irrational creatures we make the same mistakes over and over.  

And of course, being as humanly accurate and completely honest/conservative in your ARV and Reno estimate is what will help you have a success on your hands or a flop.
