But you don't have to have a washer/dryer as thats what the laundromat is for.I'd add that fridge's rarely go out too but they are a pain to clean sometimes. :-)I would check your area first.

While it is true that the step-up basis would eliminate cap gain taxes, I think what Jeff was saying is that 1031 can pretty well lock you into this strategy ... if you later change your mind and wish to sell, then it is painful and those chickens come home to roost big time.
