I actually work for a mortgage company and am a loan officer myself but as I just started i'm trying to wrap my head around all the programs and markets.My broker doesn't focus on investors so it might be wise to find someone who does and learn from them.

In my opinion it creates road blocks that slow investors down. 

I'm also concerned about possibly a down trending Market approaching negatively impacting the resale value on this flip.

I am debating if I should buy a decently priced home in Florida using a mortgage, rent it out as soon as possible, and have a tenant(s) pay down my mortgage until I am ready to move in and have the mortgage either paid down or nearly paid down.

It's like the head gasket on a car engine, the part is cheap, but the labor to disassemble everything and re-assemble is intensive. 

With just 12.10% down, I was able to get 25% equity in the property :)
