Given the new information with the tenant being behind on rent, just use that as a negotiation point with the current seller - reduced purchase price, paid closing costs, money in escrow to use toward tenants eviction, etc.  

Im specifically looking for house that need some work but not so much that i cant handle with a couple of buddy’s on a few weekends.

If they reduce price by the cost of the expenses plus a little bit for time it is the same property that you were willing to buy and hold except a lot of things will be brand new and less likely to break in the near future.In terms of negotiating don't expect much more than the contractor's bid off the purchase price if these sellers aren't too emotionally involved.

Maybe you are going to only do pre-foreclosures, read up on the process, call and talk tot he people who handle these cases and build a relationship with them.
