With the amount of money floating around now, it would be hard to toss a rock into any of these and not hit a legitimate lender with whom you can have a real conversation.

Personally I'm trying to follow the buy and hold strategy and unless you live under a rock you probably know it's nearly impossible to do it right now.

Repainted the entire interior, replaced the exterior trim around the home, caulked where necissary, additional sheet rock was needed in some places, and power washed the exterior of the home.Lessons learned?

I use @Zack Karp as my lender and they rock as well, smart, creative, always willing to help, and very professional in loan processing.If you get set up with a couple of good connections then everything in the process will be smooth from selecting an area and strategy up to closing on your first deal.

My second property I have currently under contract is a small cabin on Table Rock Lake just outside of Branson; I plan to enter the STR market with that property and the goal there is to pay it off in 3 years. 

I've not once been able to get them on the phone to speak to them in person only my broker has.. there are Many red signs and my team is rock solid we move fast and do B+ finishing.. we pull permits.. everything is done the way it should be I don't cut corners..
