Hi guys, what are your thoughts on Mineral Wells, TX for multi-family investment.Rental growth, overall growth perspectives ? 

The underlying economic resilience of the area is derived from demographic (population) growth and median income.

Dallas metro is also seeing a lot more growth than most cities in the US

Obviously the lower starting prices in the latter areas potentially give it a natural edge, but not sure if the PLG/Prospect Park South neighborhoods are still a whiles away from meaningful price growth.

If you have experience land lording it might be worth a try, but the task was too daunting for us and we never regretted getting a PM.

Are you considering YOY rental growth in your projections?  

A strong market includes a strong rental pool & potential growth.
