What are your investment goals for 2017 and 2018?

The goal is to add me to the title, I start making payments on the property for six months (seasoning period). 

This accomplishes your friend's goal of having his properties in the same LLC, it's just in the case of this deal the "property" is an LLC interest.  

Though it does take slightly longer and a tad more grout, it is not significant enough to make a difference.That said, since this is a rental, white tile with white or grey grout may get nasty faster in a rental than an owner occupant home do I would stick with your larger tiles.

@Drew Reynolds   my goal would be to build a brrrr machine.

The goal would be to build a 3 flat on this property in the next 5 years and then hold it as a rental property.That being said, I wouldn't mind carrying debt right now.

Is this a realistic goal?
