To simplify things, I like think of repositioning MF properties as just flipping “bigger homes”, but I know it’s a different animal completely, especially the part of managing the income/expense game with inherited tenants.

The best way is to get stabilized and get your feet back under you before jumping back into the game.  

Off market deal, existing MHP with 25 homes (12 POH) along with 27 RV lots (25 occupied) and a connected RV and boat storage lot with 50 spaces.Obviously not a pure play MHP but the financials are looking pretty compelling so far.Anyone have experience with this type of hybrid arrangement? 

For the crazy prime areas it's more an appreciation play vs a cash flow play.

Not saying it's not possible but just be aware of the rules of the game before you get started. 

Then you can play with the estimates (repairs, CapX, etc) to see where you are at. 

Representation is a hard game to play. 

Finding and empowering people to do their particular jobs well is an absolute must in the real estate game.

There are no beds, or TV  I use the computer to research properties, check email and enter details in my excel that has property information  I may play some free cell from tome to time
