Looking to gain more knowledge in real estate investing with hopes to own a couple of properties in the future.

Had previously been avoiding real estate investment because I wanted the simplicity of passive income gains from stocks.

Complicating this issue is the need to do a 10-31 due to stepped up value/capital gains tax on half of the land.
