Inflating prices on seller finance sales is all too common.

I am super surprised at how real estate prices are holding up given the interest rates.

I'm particularly interested in occupancy rates, pricing, and general ROI of course.

Purchase Price = 3.4 MillionGross Income = 685k Expenses = 575K NOI = 155K Any advice or assistance in the form of mortgage calcs scenarios would be greatly appreciated 

Let's say the listed price for the property is $1.3MM, we think the fair market value is $1.2MM.

Average price in West Houston is around $314k, but wondering if I should look for something in the $250k range.

I've sold 6 properties in Denver metro (all under $500K sales price) and the highest commission I've paid to my selling realtor has been 2.5% (+2.5 or 2.8% to the buyer's realtor).
