I hear this often from people who read  a sound bite or story but do not know the space.

You'll learn a lot more than you would sitting on floor, staring at the screen and waiting for someone to walk in.

What you are proposing doesn't pencil out in the space amigo. 

The rest are a mix between paint needed, flooring, countertops etc on change over.

what is the color of your flooring?

If the house needs a complete rewire, replumb, new hvac, all walls brought to current insulation codes, and then all new flooring, drywall, insulation, kitchen, baths, doors, trim, etc...

Is anyone else in this unique real estate space?

I am guessing no answers from others because my format posted without spacing and was hard to read?? 

But when I say full gut and rehab I'm talking: taring everything down to the studs, updating plumbing and electrical throughout, probably upgrading the panel, adding duct work for heating and cooling, new mechanicals (boiler, A/C, etc) , hardwood floors, new kitchen, new dry wall and insulation, paint, finish work, etc.

Any thoughts on reglazing bathroom tiles and also luxury vinyl floors for the first floor?
