Local American banks aren't too keen to lend to Canadians that invest in the US market. 

I use "American Tenant Screen" for many years for credit checking. 

To me it's worth it because if even just one person helps you do one deal in some form of fashion, you're likely making enough to pay that $200 membership fee multiple times over.

It has too much attention now and multiple American agencies will soon implement futures to bet against bitcoin.

After I got the notice of tax sale on my front door today, I called my property manager to find out the scoop, she and all of her colleges are of course and as I feared "out of the office" until Monday, so I jump on line to find out what I can, and there is a tax deed certificate on the house so I google some more and I run across this website that I am sharing my story now with you and I read the most horrible awful condescending judgmental comments from the members of this site about low end run down houses,  and tenants that live in the property's your group purchases in some form or fashion as investment property's.First know this, I nor my little tiny ugly gem of a house are "scary", "worthless", "loosers", "welfair squatting", "section 8", "HUD", "drug dealers", "drug users", "disability collecting", "food stamp spending" pieces of trash. 

If you have a good architect/engineer you can design modular homes with SIP Panel and if you work with the same contractor over and over again you can build an entire sub-division in a post-WWII fashion.

Also, if anything American guard their privacy more tightly then we do in Canada but for the most part in the US, you can find out a whole lot more online regarding any property then up here.That and the fact that Real Estate boards are still fighting rear guard actions in the courts to protect their turf by not allowing the publication of sales history is depressing.... 

@Paul Aqua I would just strongly resist an old fashioned agency that makes you sit for "up time" at the front desk, requires in-person attendance at daily / weekly office meetings, etc.That's what brokerages stuck in the 1980s do.When  I did my first 10 months with Weichert, I did 320 hours on the front desk doing unpaid secretarial work.
