@William S. they also happen to be one of the most budget friendly options at 7% of collected rents.

Whether you'll be able to collect on that judgment is a different story, but I've had about a 60% success rate of getting funds after a judgment.Be sure to follow your state landlord laws on the deduction of expenses against the security deposit. 

@Charles Kao Yes they have signed leases till next 5 years so no need to renegotiate the rents... couple of Tenants have extensions after 5 yrs term...

Then I do some due diligence overnight, then meet with them the next day to collect a binder and sign a contract to hold.

If you are putting the deal together and will act as the manager of the property (collecting rents, screening tenants, coordinating repairs, banking, accounting, etc) then you should deserve something for your time.

Have a good full time government job, decent savings in 401k, am also locked in for my National Guard pension in two years ( but cant collect until I'm 60) and have my home paid down to 80% of value.
