Agree on the price up front, or agree to get 1-2 appraisals for the price at the time of sale. 

@Sam ShuehI usually don't address statements I dont agree with and just let them go but Sam I need to say as a fellow Real Estate Agent from SOCAL that your Short Term analysis is way off. 

But I gotta agree with @Christian Allen....if you have an opportunity to house hack with an FHA loan at 3.5% down....it's probably worth the effort at this point in your career.

@Oscar Beteta I would tend to agree but there are quite a few commercial banks that will also consider recent sales and the income for evaluating the appraised value.

@Elizabeth Reynolds I agree with not letting him stay for 6 months.
