A good CPA will more than pay for themselves with the tips they can provide you to reduce your taxes.

But I have seen new investors forget that tenants may leave and they don't have the capital or contracts to get renovations done to get the now vacant units in tip top shape to get the higher end of the market.

Owning properties and making a steady cash flow to be able to have my money work for me has been a massive goal of mine and I have to start somewhere and am looking for tips, ideas, really anything that could help me start this process!

It also relieves you of having to be the bad guy because you are just following the lease.In most, if not all standard leases, there are clauses that address the condition of the property, and the Tenant's responsibilities to maintain the condition, and then an escalation to allow the Landlord to resolve at the Tenant's expense. 

One valuable tip I’ve already realized is the higher-than-expected property tax on investment properties in the Indianapolis area, referenced by @Victor Tatyanin in a recent post (I was quite disappointed by this, but of course this is vitally important information!)

I am aware i have to but in a HOA that will allow leasing but other then that, anyone have any use tips i can take into consideration during this process
