If they are just doing this so their daughter can move in, they might give you a little more time, never hurts to ask....Third, it's really up to you to find another place to rent or buy....maybe they have an emergency with their daughter or something you don't know about...?

Put another way, I don't like to purchase a property with terms and conditions that may not pan out such as purchasing with cash, or purchase with seller financing and then have to worry about whether or not something won't happen where I cannot get the financing down the road that I hoped to get, or can't make a balloon payment because some unpredicted factor stopped me from getting an expected loan, or I had to used the money I needed for an emergency.

I would use some of the refinance funds for a down payment on the new primary and then put the rest away for an emergency fund for the rental.
