With my mom, a type one diabetic, I have gone through so much with... from youth to now, from emergencies to doctor's visits, to help her cope with her own "personal life and relations."

If they are just doing this so their daughter can move in, they might give you a little more time, never hurts to ask....Third, it's really up to you to find another place to rent or buy....maybe they have an emergency with their daughter or something you don't know about...?

Put another way, I don't like to purchase a property with terms and conditions that may not pan out such as purchasing with cash, or purchase with seller financing and then have to worry about whether or not something won't happen where I cannot get the financing down the road that I hoped to get, or can't make a balloon payment because some unpredicted factor stopped me from getting an expected loan, or I had to used the money I needed for an emergency.

I would use some of the refinance funds for a down payment on the new primary and then put the rest away for an emergency fund for the rental.

If that $18k is every penny you have, have a plan for emergencies.

Lots of patterns will emerge.

Back to no experience;  Honest this was my biggest frustration for 5 long years, partners who at the onset where good folks, even hard working, but did not have the personal, family dynamic to set aside persona goals and needs to respond to some bussiness emergency!!!

We would like to make sure we keep an emergency fund on hand and in doing so would like to get a loan/line of credit/pull equity to close the gap.

Unless you are posting a notice or have been given approval from the tenant- of course emergency situations aside.
