My target market is Detroit and I have 12-doors there personally.If you have aggressive goals and want to transition out of your W2 in 5-10 years you will NOT get there following a turnkey investing approach unless you just have gobs of capital.

In any event, push to take title immediately and the terms of the seller financing sound like a home run.

And it was very obvious to me that the guys running the REIA got a kick back on anyone who paid to buy the course etc. 

My drain line somehow collapsed and causes backfall from the house next door into my cleanout/basement. 

That is cool, but for those running a business at any level of scale, not of any significant importance.

These homes are being built knowing that they will be running down the highways over bumps / rough roads at 60-70 mph, they build them to handle that, they are built using on average 20% more lumber than a site built home... just saying.
