@Russ FryChicago is so massive with such diverse neighborhoods that you can employ any exit strategy here from flipping, renting, Airbnb, etc.Cannot talk about a city of 3M in general terms.

So @Sterling WhiteDid this video on why he walked away from a 118 unit complex that found it's way into my promotional mail folder At the end of the video I was very confused as I didn't find the tips worth while - When I have walk throughs for multi family buildings if there are deferred maintenance or gross neglect then all of those things would get identified and other specialists would be brought to bear with the general understanding that the initial offer price will be reduced.- I thought that with a 100+ unit building the key buying principals thing is location, proximity to job centers, unit mix, and access to mass transit. - Beyond that you want to ensure that you can stay as close to 95% or whatever the variance is occupied.

Those bonus miles are usually less...all credit cards do this i.e they run a promotion once or 2x a year and increase the sign up bonus significantly.

(Security and Exchange Commission).I would not necessarily promote paying a higher price, but…if the deal still meets your criteria at a slightly higher price, you could try to negotiate with the seller and offer a higher price in exchange for a lower down payment.Also, I am not sure if you have purchased properties before, but if you are considering taking other people’s money, make sure you go through a very thorough due diligence.

Diversity - by having a larger portfolio of units, with different property types (SFR, small multi, medium/large multi, retails, office, etc.) spread across different MSA you can help set yourself up to better absorb any catastrophic loss.

First off thank you for taking a second to read this post, any experience and knowledge provided is very helpful.I'll start off, the beginning of this year I made the stupid choice of drinking and driving, I was blackout drunk, phone was dead and instead of finding another way home I somehow got into my vehicle, long story short I got a DUI but am in the process of having it removed through a pretrial diversion program.I am not a heavy drinker, after that episode I definitely don't enjoy drinking anymore and very rarely drink, it was a stupid mistake and I never cause trouble... with that being said I now realize certain aspects of my life have become more difficult for simple things.I've been told by property managers that it may be an issue to apply for a background check through them, and then through HOA.I am a 23 year old male with 2 jobs, I'm always at work, make 50k+ a year, don't have the best credit score but no actual negative remarks, just a high utility rate I've felt no rush to pay off.Another thing is I dislike living in an apartment, I've only had bad experiences but not with a house or apartment.I've only had my name on 1 lease with no issue.Now the questions, with all these factors weighing in are...Are most property manager and HOA very strict with a DUI even if it doesn't say I've been charged?
