The property has 4 units total: one main house (will be our primary residence), a converted garage (upstairs and downstairs unit), and a pool house.

If you sell the property and have the money in the bank, what difference does it make which spouses name was on the title of the property that has since been converted to cash?

If he converts one of the units into a ADU, then it would leave the option to market this as an owner-occupied building with a “landlord’s unit,” with a linked ADU perfect for STRs such as AIRBNB.
