As this is my first investment purchase and it would be an out of state investment I would have a property manager continue to run, I would REALLY appreciate any feedback or input!!!!

This is not cost effective as I'll have to hire an attorney.c) let her break the lease, pay me a little $ to get her walk away, change the locks and get a new renter in there.d) let things continue as is not really knowing if this punk is tearing my place up.The choice is lease resistance (i.e., the least financially) seems to be choice B.Any thoughts?

My thought was to buy a 3 bdr house for 24-30k in a mediocre area.....clean it up and rent it out then possibly continue until i have reached my goal (15-20 properties). please help with any advice but try to stay on topic thx.
