Is your seller going to continue to lease to you?

The pictures look great.Moving to Florida seems like a smart move to continue what you do best in an area that currently needs it.

I like to have little leverage as I like to play it  safe - However I want to expand my investment portfolio and this deal is exactly the type of investment I like.....  

Without real dollar figures we can only guess how this plays out, but trying to force a sale at the contract price when the seller has to bring cash to the table seems like a waste of resources.

If you enjoy going to the bank to make your deposits then you should continue to drive to the bank to make your deposits.I suspect most of the Tricks of the trade will be items to either save time or money. 

If you're unable to find one, you may just need to continue to hire different contractors for the different repairs. 

The profits would then get re-invested into the next home and continue the trend until I am able to able to build the next home with the profits that were made from previous sales.

@David Pere to answer your questions, I do believe I'm a really good self starter and have the drive to continue when doing it alone.
