My personal opinion I would tell you to have a close friend of partner that is locally here to be your eyes and feet.

Hello,  if I purchase a rental property in Miami this year and close under my name, and then transfer the title to a LLC the same year, do I need to anticipate TWO times the property tax hike for next year?   

You get the properties in escrow and get the drawings while you are in escrow (site visit) then draft the drawings to get to the city the day you close.

I know there’s a lot of crash pads right now that aren’t even close to full capacity so I imagine it’s a lot of work keeping the beds rented.

I strongly do not believe the list is bad due to several deals earned from this list, primarily through direct mail, and I am noticing other investors close some of these properties.

I am about to close on my first STR in Panama City Beach, and would like to try and get people in there for the winter months to help cover the costs and lessen the maintenance burden. 

I can that zillow is generating views close to 10 every day but no contacts so far.How do you approach the situation when there are no comps for your condo?
