Too many buyers chasing too few deals. 

In my experience he's quick and cuts down to the chase.

Chase Ink card is a business card that gives 5% points on cables/internets/office supply. 

I’ve had issues with hard money lenders not wanting to touch loans under $100k or even $75k, but last time I checked chase, BofA, Wells Fargo etc has no issue with loans in the $75-100k range. 

Now the time I was there present I felt like there was a lot of wasted time, and chasing people down as well as some resources wasted due to poor planning.

You have to chase away the prostitutes and prevent underage drinking.

We're tired of messing with them though and having to repeatedly chase rent.

Adding what @Jay Hinrichs said about the time line for these to hit the market, amount of capital chasing yield, and existing supply characteristic in the market will impact if the foreclosures even impact the market. 

We now found ourselves renovating 8 very bad units (with time we didn't have and we hadn't counted on borrowing/spending), chasing off prostitutes, watching people literally fight each other for the scraps of copper pipe we were tossing into the bin, and waking up at 1am each night to chase away people showing up to buy drugs as soon as they got out of the local penitentiary... 

In this scenario, you are holding the wrong end of the gun:  you are chasing the money when you should be hunting a great deal.
