Greater Sarasota County allows 30+ rentals, but nothing shorter.Lakewood Ranch was "up and coming" in 2004 and is a great master planned community but probably is not ideal for STR as there is no natural draw.

So when you get a large expense like this, and because our health care system is….to put it politely, buggy, you need a loan, and these expenses become debt.

Depending on how you are planning to pay your friend  the profit out of the transaction.

I plan on holding my cabins for 30-40 years so I'm not worried about what happens over the next 18 months.

I do not care if the second liable party is the worst credit risk know since man existed -- how does this harm the lender that 2 are liable to pay? 

Just be careful of not falling for hype and be analytical!

Personally, I rent out properties that I personally would live in- and I carefully screen my tenants.
