Everyone assumes property managers are one-size fits all and they all provide the exact same quality of service.It sounds like you want the lowest fees PERIOD - which will lead to hiring an inept PMC and getting burned.

Definitely don't burn all your cash on your first deal.

Make it easy to be one of the easy cases the judge says "ok, I see how this is, lets get it over and out of here", because like mentioned it's very true that judges have a focus to burn thru cases as fast as possible, if possible, so make it possible. 

So in trying to fix them, we took off some layers of cardboard walls and found out that back in maybe the 1950's by the newspapers in the wall that there had been in a fire and the walls were burned. 

I can continue to pay through my own reserves, but wondering if I'm burning cash when I could just defer.If anyone has gone the deferred route, I'd love to hear your take on it.

I have been on the other side of this - where STR's have thrown cigarettes, beer cans, etc... from the roof onto my deck, they've actually burned holes through my furniture...
