The difficult thing with our market is that our industry is absolutely booming and the commercial inventory has gotten pretty bleak.

We view it as a mortgage like any other, period.I've had people try to be sneaky, and then one of the last steps before ordering docs (AFTER clear to close from underwriting, and typically AFTER you have lifted all contingencies) is the fraud check, which sure enough shows the recorded lien, and boom deal dead. 

Cash out refinances, boom there's your down payment.

My boyfriend is an avid Mustang collector and has models between 70's and 2000's.  

In terms of markets, I can tell you right now the Midwest is booming.

With SFR there's an abundance of great deals but not finding too many great deals in class B/C MFH at the moment (except maybe in Toledo, OH but not sure I really wanna trust my long-term wealth to Toledo - not exactly a booming place)

It's booming out here so the prices should be lower because of the level of competition on the market, right?
