Just because a bank will give a loan doesn't mean it's a deal and I have seen lenders fund some horrible deals before.As for tenants with bad pasts it is a rare occasion where something works out.

Again I am not to familiar with all of it so I ask.Of course writing an agreement up sounds like a huge task when you have a blank sheet of paper in front of you :)

She shows properties, screens tenants, collects rent on occasion, cleans houses, runs paperwork errands, meets vendors at properties, etc.I have a full-time job, a wife and kids.  

But your correct timber gets stolen on occasion in the NW.

I've done this on a few occasions, where I ended up profiting more than I thought I would.

Same story here with Allstate on two different occasions for the same issue, hail and wind damage (shingles were laying on the ground) they offered both times to fix a little to y section that was less than my deductible so I passed.
