I looked on my city's website for rentals and the first item on the check list for inspection is that the unit must be vacant.

I need to buy one property before the end of the year and 4-5 next year and right now I cant find the one.... so like I said, there are a lot of assumptions, probably the biggest is property availability which meets your investment criteria. 

I currently reside in Richmond and work in San Francisco, so I was thinking it should be about 45 minutes (give or take 10 minutes) outside the city.

I'm looking for a investor friendly agent who knows Newark, east orange and jersey city.

Choose cities in safe and economically diversified areas with above-average income and population growth. 

Some cities require one for commercial property/apartments, but not generally for your SFR. 

I want to move citys or states.

Financing is my biggest hurdle, but I will get it done! 

It is in the Travis county and in Austin city limits but it is 35 min away from downtown.
