Awesome update Mike!

Hey everyone,I haven't provided an update since my last post in November.

I read city council notes regularly, and in my opinion there will be new Airbnb rules for the city.

Keep me updated what happens on this.

It needs some cosmetic updates: flooring, countertops, appliances, paint, replacing a few roof tiles.

Thanks everyone, it’s a2/1 650sqft built in the 80s I’m going to look at it soon but he’s saying it has update central air and it does need some work.

You have to ask yourself exactly how you envision your real estate investing to go; do you want to be apart of every little detail or would you prefer to take updates and write checks and enjoy your life with family and friends or doing the hobbies you love to do?

The 3 year mark and Covid, it would be great to hear updates.

- background Condo is coming out of an Estate Sale and needs work - recent market activity, data from last month, similar units -  (1) Estate Sale - As-Is - listed for $129,000 - sold for $134,000 - (2) Well maintained /Updated - listed for $149,900 sold for $154,900 - admittedly might not be looking at this correctly in that (2) might not be relevant - thank you for helping me

These expenses can run into to the thousands or even tens of thousands of dollars so it is extremely important to set money aside on a regular basis to cover them .
