I find in my own house that they're a bit more finicky (bad for the impatient, you really have to hold down the button for two solid seconds--I have some fancy-pants American Standard ones with the skirts and the ultralow flush and the nanofinish and all that jazz), but I haven't had enough experience with them to evaluate the claims for increased reliability and decreased leakage.

Rounding the rates to 3.25% and 6.5%, respectively, and using $100k loan amount, calculates to a payment of:$435.21 as of Jan 6, 2022vs$632.07 as of Jan 5, 2023That's a 45% increase in payment or a 31% decrease in borrowing power ($100k loan amt payment @ 3.25% = $68,854 loan amt pmt @ 6.5%)Note: the above #'s are not reflected in my charts, since the charts start at 3%.One assumption I have is that some of the price rise in the past couple of years, is due to unsupported demand fueled by the unusually low past rates.

.* Site (Lot) Size - typical size for the area or atypically large or small and how does that affect potential buyer appeal, or strange shape lot (pie shape, etc) which decreases its' utility (use).* Design/style - certain neighborhoods may show preferences for specific home styles/designs, I have some markets near me where Craftsman (arts and crafts) style houses are highly desirable and command a premium, I also have seen many relatively recent new builds and rehabs which are modern style and are getting premiums based on that.

I believe you can offer 3 benefits:1) Decrease the seller's tax bill by spreading out his gains. 2) Increase his return by paying him interest on the money he is loaning you.3) Give him a piece of the equity you are going to create through your repositioning.

For sellers, there is a risk that the buyer may default on the loan or that the property may decrease in value, making it difficult to sell.Overall, I believe that seller-financing will become more common as market conditions change, but it's important for both buyers and sellers to carefully consider the risks and benefits before entering into a seller-financing agreement.
